We will inspect the structure, systems and components of the home, inside and out,
from the foundation to the roof, using the latest tools and technology,
We encourage you to attend your inspection (which will take between three and
four hours, depending on the size and condition of the home) so that I can
describe my process, explain my findings, point out important maintenance
items, and answer all of your questions. This
means that I will inspect all of the following, when visible and accessible:

Rural Property Inspection
We will inspect your rural property, including any outbuildings, for structural
and safety issues, and to make sure that their systems and components are
functioning as they should. We can also inspect any exterior fencing and gates for damage,
landscaping and grading for proper drainage, and trees and foliage to make sure
that they’re properly trimmed and don’t pose a wildfire hazard or other
problems, including unwanted moisture intrusion.
Commercial Property Inspection
Let us inspect your commercial property to ensure its overall condition and
safety. Remember that your liability can extend to employees, customers and
occupants, so make sure that your building’s structure, electrical, plumbing
and HVAC are functioning properly and safely. If there are issues that need
addressing, we can make the appropriate recommendations for licensed
professionals who can advise you on specific maintenance and repairs.
Radon Testing
Although radon is a naturally occurring gas in our environment, it’s also the
second leading cause of lung cancer deaths in the U.S. The Surgeon General and
the Environmental Protection Agency recommend testing for radon because one out
of every 15 homes has unsafe levels indoors. Millions of Americans have had
their homes tested, and you should, too.
Mold Inspection
Unchecked mold indoors can damage the structure of a home, cause wood rot, and
ruin drywall. Most importantly, mold can cause health problems. A professional
mold test starts with a thorough inspection of your property. I will
investigate any signs of past or present water intrusion, which can promote
mold growth, and we will take samples of any suspected mold for laboratory
analysis.
Air Quality Testing
Are you concerned about the air quality in your home? It can be compromised by
high indoor humidity, pet dander, various airborne allergens, and even more
serious problems, such as radon and mold. Let me conduct an indoor Air Quality
Test and make recommendations based on my findings that will guard your
family’s health and your home’s safety.
Seller’s Pre-Listing Inspection
Are you selling your home? Let us inspect it before you even list it. A Sellers Inspection alerts you to any defects or problems with your
home so that you can address them before prospective buyers discover them. You
can then take the time you need to obtain reasonable repair estimates. Use your
inspection report as a great marketing tool—which may even convince the
prospective buyer to waive his inspection contingency. Avoid 11th-hour
negotiations and delays, and justify your full asking price by having your home
for sale inspected.
11th-Month Builder’s Warranty Inspection
Most builders offer a one-year warranty on the materials and workmanship of a
new home. We will come out during the 11th month and perform a full inspection
before the builder’s warranty expires so that you don’t have to go out of
pocket for repairs of covered items.
